As a real estate investor, I have the opportunity to rub shoulders with all kinds of people, even other appraisers on occasion. With a recent house purchase in another state, I got a call from the appraiser of this property as he was planning a visit out there. To get the mix just right, you need a little bit of both.
There’s been a lot of talk recently about desktop appraisals. I don’t know any more than you do about where things are headed, but from what I do know, and from connecting the dots, I think it’s that desktop appraisals will become more (not less) popular. That is not to say you must do desktops to continue in appraisal.
That’s partly because so much change has happened just during my time as an appraiser. I’ve seen the advent of laser measuring, electronic forms, and most recently, remote appraisals. I had the opportunity to talk with a coaching client about an opportunity that came up for her to act as a staff appraiser.
Different types of appraisals call for different needs. As an appraiser, you are the most qualified to make choices regarding an appraisal. With the advent of the hybrid appraisal, it seems that the need for comp photos has become obsolete. How long have you been appraising? What about in regards to comp photos?
Imagine you are doing an appraisal for a single family home on three acres and, upon analysis, you realize there is more value in subdividing the lot. But as an appraiser, you were instructed to complete the appraisal “as is.” The appraiser is in charge, the appraiser directs it.
Many appraisers have found this to be a great way to get needed tasks accomplished without having to do them yourself. Appraisers have also found it cost effective and worthwhile to hire a virtual assistant or two overseas, in places like the Philippines or India. Do you have a virtual assistant hired?
